In this age of online contracts and electronic signatures, speed, changing peremeters, costly repairs, and litigation over just about every part of our human existence, the real estate transaction--the costliest purchase in a lifetime is vulnuerable to even higher risks today than ever before.  Real estate agents are not thoroughly reading offer agreements and they are overlooking important contract details. There unintentional missteps, sometimes neglect, and even fraud. Despite agent representation at high skill levels, substantial losses mounting to hundreds and thousands of dollars do occur during home buying and selling transactions. Many financial out-of-pocket losses for buyers and sellers are obvious and clear-cut, while others of even larger numbers are hidden in undisclosed defects, overpayments, and oversights.

Bankrate.com, a well-known online financial source, conducted a survey and found that the majority of homeowners have regrets about their home purchase, due to maintenance and hidden costs, etc. Why? Partly because they did not received the professional level of representation and the protections that should be expected in this modern age.

Realty Guardian Protection was founded by Kevin Swift, a lifetime achievement REALTOR® and Board of Director of the Sunflower Association of REALTORS®. In review of his own 30 year career, he recognized short-comings and that of other agents to adequately protect buyers and sellers. Since real estate is fraught with undisclosed defects, disputes, and lawsuits, he recognized it was crucial to establish, once and for all, safeguards for buyers and sellers that agents can follow. Consumers cannot assume they are fully protected, and for the most part are not under today's industry standards. Agents, typically independent contractors with a wide range of skills, can be brand new inexperienced agents or seasoned pros, but they must be trained with a specific set of standards to secure and safeguard their clients’ families, homes, and wallets. They must agree to follow every one of those fiduiary standards from beginning to end. This is typically where failures and missteps occur, by neglect or lack of training.
 

To improve the broad industry standards, Kevin identified safeguards and vital services lacking in the real estate trade. The result, Realty Guardian Protection standardized the home buying and selling process, developing a package of 35 TRANSACTION SAFEGUARDS (19 Safeguards for Buyers and 16 Safeguards for Sellers to shield consumers, with more research under development. To provide these safeguards, agents with experience, integrity, and professional reputations are chosen and trained, who agree in writing to follow all the security standards set by Realty Guardian. These are a combination of cash protections, repair breakdown protection, and critical loss prevention measures.
