What if you buy today and next week you get a job transfer notice and you need to live in another area of town?  What if you buy a home near a lake only to find out that mosquitoes are overwhelming? Your new home could be smaller than you realized or too big for your family. Your new neighborhood may not be what you thought it would be. The list is endless. You don't need that kind of stress.

If you purchase a home through a Realty Guardian Protection agent and don’t absolutely love it after you move in, we will arrange with one of our Certified Guardian REALTORS to sell it for FREE.
 

That’s right, the commission for listing your home will be waived.
 

What’s the catch? No catch, just a few qualifications.
 

Our chosen Certified Guardian Realtor will waive the listing portion of the commission, but you will still have to pay the buyer’s REALTOR’s commission (could range from 2.5 to 3% of the selling price – this is a fee we aren’t able to control).
 

In order to take advantage of this awesome offer, you must work with us to purchase your next home. You will have 90 days (beginning at the date of closing) to take advantage of this offer. You must sign an exclusive listing agreement and a buyer agency agreement for a period of 1 year within the 90 day period.

You agree to list the house no more than 2% over the appraised value if no major improvements were completed after owning the property, and agree to any further recommended repairs needed to market the property.
 

We must work with the Certified Guardian REALTOR we've chosen to list your home – our agents are great at their job and experience dictates the suggestions they may make to sell your house.
 

Normal marketing will be covered. If you have extra promotional requests (i.e., drone & aerial photos, magazine ads, etc.) not required for a successful sale you will pay the actual cost.  No Realty Guardian CASH Reimbursement protections will be offer on this sale, only the appropriate Lifetime Loss Prevention Measures will be included.

  • You must have purchased your home through us and repurchase your new home through us.
  • You will sign an exclusive right to sell listing agreement and exclusive buyer agent agreement for one year with us within 90 days of the day that you originally purchased the home.
  • You agree to have your home listed in the Multiple Listing Service (MLS) and you agree to pay a commission of at least 3% of the sales price to the selling agent. Our services for listing and marketing the home will be TOTALLY FREE.
  • You agree to list the home at a list price that is no more than 1% above the appraised value.
  • You agree to make all the recommended repairs prior to putting your home on the market.
  • You agree to install a lockbox for ease of showings.
